Prefab and Modular Homes in Bulgaria: Prices, Types and Whether They Pay Off
Prefab and modular houses are available in Bulgaria and finish in 3-5 months instead of 6-8, but they are not automatically cheaper: budget about 1,000 EUR/m² and compare itemised quotes. They still need a normal building permit. I can report this as an architect with 7+ years of experience in Germany, Austria and Bulgaria, as of 2026.
Factory production gives controlled quality and speed. In Bulgaria the market is small, so the cost advantage is smaller than many sellers claim. Here is what I tell clients.
What types of prefab houses exist in Bulgaria?
Modular homes: rooms built in the factory (80-95% complete), delivered as modules and joined on site. Fastest, but transport and crane access are demanding.
Panelized systems (timber frame, steel frame): wall, floor and roof panels made in the factory (50-70% complete) and assembled on site. The most common choice in Bulgaria, more flexible and easier to transport.
SIP houses: structural insulated panels with a foam core. Very good insulation, quick assembly, specialist installers.
Kit homes: pre-cut material packages built by you or a builder. Most site work, lowest factory share.
Mobile homes: sold as movable units. If one stands permanently on your plot as a dwelling, ask the municipality what permission it needs. It is not a way around the permit.
Prefab house prices in Bulgaria
For an 80 m² house, my comparison looks like this:
| Traditional | Panelized prefab | Imported modular | |
|---|---|---|---|
| Foundation | €8,000 | €8,000 | €8,000 |
| Structure/house | €25,000 + roof €8,000 + windows €6,000 | €45,000 kit | €55,000 units |
| Delivery/crane | €3,000 | €8,000 | |
| Assembly/connections | €8,000 | €5,000 | |
| Services (MEP) | €10,000 | €8,000 | included |
| Finishing | €15,000 | €10,000 | €6,000 |
| Total | €72,000 (€900/m²) | €82,000 (€1,025/m²) | €82,000 (€1,025/m²) |
Imported systems often cost 10-20% more than traditional building because of transport and a thin local market. Local timber-frame producers can be competitive. For a full price breakdown by specification, see how much a prefab house costs in Bulgaria. Luxury prefab with custom architecture starts well above 1,000 EUR/m².
Do I need a building permit for a prefab house?
Yes. A prefab house is a building like any other.
Buildings may be constructed only if they are permitted under this Act. (Строежи могат да се извършват само ако са разрешени съгласно този закон.) — Art. 148 (1) ZUT (Закон за устройство на територията), lex.bg
Order nothing before the project is approved. I design permit-ready projects, also for prefab systems: architectural design in Bulgaria.
How fast can a prefab home be built?
Order to move-in takes 3-5 months for 80 m²: factory production 4-8 weeks, foundation at the same time (2-4 weeks), delivery and assembly 1-2 weeks, finishing 4-6 weeks. Traditional building takes 6-8 months. The condition: the site and foundation must be ready on delivery day.
Is prefab lower quality?
No. Factory conditions often give more precise work than a site. Risks are transport damage, leaking or cold junctions between modules, and a foundation that is off tolerance. Inspect the delivery before you accept it and check the survey of the foundation.
Prefab or traditional: which is right for you?
Choose prefab when time matters, the site is remote with few workers, you want consistent quality or high energy efficiency (SIP).
Choose traditional when budget is the priority, local labor is good, site access is narrow, you want a custom design or later expansion.
For most Bulgarian projects I see, traditional building stays competitive. Details in prefab vs traditional construction in Bulgaria.
Wall system: price per running metre
For timber and straw walls, manufacturers do not only count per square metre of house, but per running metre of wall. As a guide, based on the manufacturer’s figures from EcoCocon (straw panels, 2026): the raw panels cost about €180 to €200 per m² of wall, which is roughly €450 to €500 per running metre at a wall height of 2.5 m. With installation, airtight membrane and clay or lime plaster the wall gets much more expensive. Depending on wall height, lintels and window elements it can reach €2,200 per running metre. Transport comes on top: one lorry with 130 to 140 m² of panels costs about €2,000 to €2,790 to Bulgaria, excluding VAT (EcoCocon transport guide of 28 July 2026).
My example from practice: a house of about 86 m², including roof and walls, costs about €30,000 to €35,000 when I build with local providers.
Frequently asked questions
Is prefab cheaper in Bulgaria?
Not automatically. Imported modular is often 10-20% above traditional building; local timber-frame can be equal or cheaper. Compare itemised quotes with the same scope.
Can I get a mortgage for a prefab home?
Banks do lend for prefab houses, but expect more questions than for brick. Ask your bank before you sign the manufacturer contract.
Do prefab homes hold their value?
Good prefab with a known manufacturer should. Unknown systems can meet buyer skepticism in Bulgaria.
Can a ready-made plan be built as prefab?
Often yes. Floor plans adapt, the structural design must be adjusted with the manufacturer. My ready-made plans are designed for traditional construction.
In the Vagabond interview I put it like this:
“Our ready designs are highly adaptable, with a carefully considered structure, which makes them fully comparable in quality to a bespoke house, but at a more accessible price.”
